| Why do I
need to be listed in the MLS?
The MLS is the
Realtors® exclusive database. Listing in the MLS
means that thousands of local Realtors® are aware
that your property is on the market and it's
description, price, etc. It is, without a doubt,
the best marketing tool available to sell your
property.
If I list with you, will my
property be on the same MLS as the local Realtors®
use?
Yes. Your property will listed on the same
MLS as used by the local Realtors®.
How long does it take to be listed on the
MLS?
During the normal business week, (Monday -
Friday), it takes 24 to 48 hours to be listed on
the MLS.
Will my listing look the same as those
paying full listing commission?
Yes. Your listing will look like all the
other listing on your local MLS.
What if I list on the MLS, but I sell my
property myself. No Realtor®
involved?
You sign an Open Listing agreement with us,
which allows you to retain the right to sell your
property yourself and pay no
commissions.
If a Realtor® does sell my home do I have
to pay the Realtor® a commission?
Yes. When you fill out the documents to
list with us, you are asked how much commission
you'll pay to the buyers agent. That commission is
normally three percent, but is
negotiable.
Will my property be listed on the
Internet?
Yes. Your property will be listed on
various independent websites. The independent
websites pick up your listing from the MLS. They
all pick up whatever they want from your listing
to publish on the web. We have no control over
these independent websites. We can not change or
edit their content.
How will I know if my property is listed
correctly?
You will receive either a copy of the
listing on the MLS or a web site to look at your
listing. You may request any changes you like,
provided they are changes that are acceptable to
the rules and regulations of your local
MLS.
Who's going to do all the paperwork
involved?
All the paperwork is somewhat of a myth.
When you accept an offer, the deposit and the
offer go to the Title Company, who does all the
paperwork. You do have to supply the disclosures
that are required at the time of closing. We can
provide those disclosures and the instructions for
filling them
out. |
