What
is a CMA?
A CMA is a comparison of properties that
are similar in location, style, and amenities to
yours (which is known as the subject property).
The comparison helps you set a realistic listing
price for your property. Generally, we use a
combination of properties that have recently sold,
or are under contract in your area. We can also
gain insight from the property profiles and
assessed values. However, the most important
indicator of the market value of your home is the
recent sales prices of similar homes.
Why do I need a CMA?
With a clear understanding of the current
real estate values in your area as they relate to
your property, you can decide on a listing price
that is as advantageous as possible to you and is
also encouraging to the potential buyers who will
be looking at it. To capture the initial interest
in your property as "new" on the market, the
pricing needs to be in line with current market
values or you may miss the opportunity to sell to
educated buyers.
How do I get a CMA on my
property?
When placing your online
order to list your home, you will fill out a short
online form giving us some details about your
property. We will use this information to
match against comparable properties that have sold
recently in your areas. The report will be
emailed to you, usually within 24 hours of placing
your online order. We will contact you if we
have questions. This information may be
useful in helping competetively price your
property. It is your decision whether or not
to use the CMA data we provide.
